Terms & Conditions
The Cottage is set up to accommodate a couple, a family of four or alternatively two couples. Pricing is quoted per couple. Additional costs are incurred for an extra people (Max 2). Bookings will be secured upon completion of a Confirmation of Booking Sheet returned along with deposit/full payment. The number of guests should not exceed the number stated on the Booking Sheet.
Visitors and/or additional families are not permitted for overnight stays. Tents, camper vans or caravans are not permitted on the property. There is underground piping which pegs could damage.
ARRIVAL & DEPARTURE – Check-in time is 2.00pm, although an earlier time may be arranged depending on the level of bookings on the day. Similarly, check-out time is 10.30am with a later time possible by arrangement.

Pricing is quoted for a couple (2 adults) on the understanding you are using the main bedroom only. A single adult is the same pricing as a couple.

Early check-in / late check-out can be arranged depending on bookings and is an additional cost ($60).

Change of dates after Confirmation of Booking accepted is $20.00.

Payment can be made via Direct Deposit, Visa or Mastercard.

A booking made three days prior to arrival must be paid in full with a credit card.

The client making the booking must be 18 years or over & agree to take full responsibility for the temporary rental of the property.

LONG WEEKENDS – A minimum charge of 3 nights applies for Long Weekends and 4 nights for Easter regardless of the number of nights you wish to stay.

Entry Instructions will be forwarded a few days prior to your arrival.
DEPOSIT – To secure your booking, a deposit of at least one night’s accommodation cost must be paid, with the balance being due 1 week prior to your arrival. In the case of a single night’s booking, payment in full is required at the time of booking. This deposit is normally non-refundable, however, depending on the circumstances of your cancellation request, the deposit may, at our sole discretion, be transferred to another time or refunded in part.
CHECKING OUT – Whilst we arrange for freshening of the Cottage with sheets, towels and vacuuming – we require that you leave the Cottage in a satisfactory clean and tidy state including all rubbish removed, dishes washed & put away, curtains pulled closed, power points turned off, the House Keys returned to the Key Box and ALL doors securely locked.
If extra cleaning is required, an account will be forwarded.
BACK SHED – The Weber Kettle , Weber Q and extra deck chairs are stored for visitor use.
BBQ - There is a gas bottle with the Weber BBQ which can be refilled at the Caravan Park. Whilst we try to ensure there is gas available, there are times when the bottle may run low as it is impossible to gauge how much is used with each visit and people may check in and check out on the same day. An option to overcome this problem is to bring your own gas bottle and use with the BBQ available if necessary. However, should you need to refill it, we will be happy to reimburse the cost.
SEWERAGE - Due to our country location we do not enjoy the city luxury of sewerage. The sewerage system is Septic and will clog if you flush sanitary napkins (or tampons) down the toilet.
PETS - Circumstances have forced us to adopt a NO PET RULE.
SMOKING – 100% NO smoking inside the Cottage. Due to the wood panelling inside the Cottage cigarette smoke tends to stay for a holiday of its own!
NOISE & RESIDENTIAL AMENITY – Guests must not create noise which is offensive to neighbours especially between 10pm – 8am and during arrival and departure at any time throughout the occupancy.
ACCIDENTAL DAMAGE & BREAKAGE - Accidental breakages (glassware, crockery etc) can happen to anyone – these are understandable. Damage to furnishings and fittings may well be something else and we reserve the right to charge guests with the costs of replacement, repair or otherwise return furnishings and fittings back to the condition you found them. Indeed it is a condition of occupancy of Sunset Cottage that guests report any breakages and/or damage to furnishings and fittings and that they "make good" those items that would leave the Cottage at a lesser standard than when they arrived.
